Where is Lush Acres EC?
As you can imagine from the word Lush in dictionary.com means vegetation and acres means land. You can immediately come to a conclusion that it is a land in the middle of vegetation. It quite a pointless name though, emphasizing on this ulu state of land. Unlike other projects like Eco Politan EC because it features the eco-friendly features, The Topiary EC because of its Topiary garden. Twin Fountains EC reminding people of their sold out success in Twin Waterfalls. Putting aside the fancy names that developers come out with for marketing purposes, Lush Acres EC is located at Seng Kang West way / Fernvale Link.
Where again? Lush Acres EC is at the other end of Sengkang, nearby to Jalan Kayu (Prata Place) and Seletar which in better words, the closer Sengkang area to city area. Pictures speaks a thousand words as below:
Yup its pretty far from Sengkang MRT, purple line. That is why they have LRT covering the other part of Sengkang. Since it is also a walking distance from LRT, I predict they will be setting up bus stops at sengkang west way by the time most buildings nearby TOP. If they do not, im sure efficient Singaporeans traits will be out to Pappies and considering Sengkang residents are mostly of younger population.
You would find it troublesome to take a ride to Sengkang just to tapao your makan and grocery shopping. The most convenient is to stroll to Seletar mall at Fernvale LRT coming in 2014 which would be ready when Lush Acres EC TOP and Jalan Kayu eateries or Greenwich Village.
Seletar Aerospace near by Lush Acres EC how will it impact, will the airplanes be loud?
Seletar airport operates as a general aviation airport, mainly for chartered flights and training purposes. Seletar Aerospace is mainly occupied by Roll Royces, Eurocopter, with engineers and higher qualified technical professional doing the engineering and technical of these multi-national companies. Which is why you may also spot pilots and expats at Greenwich, Northpoint and Jalan Kayu for lunch. Equates to potential buyers with purchasing power if you like to sell your place in the future.

1. Are you Eligible?
Not everyone can buy, Executive Condo are priced to be affordable for middle income Singaporeans only! Note: Do NOT APPEAL to HDB on EC! You can email them to check on your eligibility but do not appeal to HDB. It doesn’t help by making into developer’s naughty list when you eventually have to go through the proper appeal procedure by appealing with your agent through the developer to HDB.
2. Do you and applicant 2 have at least 40k in cash and 120k CPF/Cash for down payment?
If you don’t, check with your parents, grandparents or extended family. Do check with the banker on the monthly installment before committing. Summary of finances required here
3. Are you ready to invest?
Are you willing to part with your cash for this property asset, are you imagining your family staying in this EC 3 years later. If you are here because everyone say EC must buy and you are exploring your option, you are certainly not ready and classified as ‘Shopper’.

Shall I wait for the next plot of land beside Lush Acres EC at Fernvale link will it be another EC?
The 2 plots of land beside Lush Acres EC are slated for development for private residential. It is good news for Lush Acres buyers as they will set a bar on selling price in the future when Lush Acres privatize. The private residential land bid was sold at 60% higher psf than Lush Acres EC. Government have not announced if the next plot of land at fernvale link will be a BTO, EC or private. If it is an EC it will be another min 5 years wait to TOP.
A side note that Lush Acres EC is by CDL one of the well known Developer brands, the price will definitely be higher than The Topiary because the land bid price psf was higher. We shall see if the price difference is worth it. I shall add in more analysis when the official prices are out.
