Based on information produced by the government, the ten most expensive new launch projects sold by developers in Singapore had a median price range of between S$1,938 and S$3,114.
At the top end of the range is Wallich Residence at Tanjong Pagar. There were no units launched in the month but 2 were sold from batches that were previously released.
At a median price of S$3,114, Wallich Residence is setting a new benchmark for prices in the central district of Tanjong Pagar.
Next highest is Asana which is located at Queen’s road near Botanic Garden’s MRT.
Two units were sold at a median price of S$2,654 psf.
To date, 48 units have been launched and 36 have been sold, leaving only 12 more in the development.
V on Shenton
The project with the third highest median sales price in December 2017 is V on Shenton where one unit was sold at a price of S$2,510.
Prices in the project have ranged between S$2,000 to S$2,500 psf since July 2012 when the project was launched.
Onze @ Tanjong Pagar
The project with the fourth highest median sales price is Onze @ Tanjong Pagar where one unit was sold at S$2,473.
Based on the caveat lodged, the purchaser has a HDB address which makes it impressive that the buyer was able to afford the unit which had an absolute price of S$2.8m.
The project with the fifth highest median sales price is Martin Modern.
This project has taken the headlines by storm over the recent few weeks due to its choice location near River Valley, Somerset and Orchard.
Nine units were sold in December 2017 at a median price of S$2,428 psf.
This is a rise of approximately 8% from S$2,250 psf since the development was launched for sale in July 2017.
