Essentially you will be able to get to most parts of Singapore with the buses, or to a nearby MRT station to further your journey.
Jade Scape is also about 5 mins drive away from the Central Expressway (CTE). From there, it is an approximate 10 mins drive either way to the City or Northern part of Singapore.
The very attractive part of Jade Scape is that it is closely located to 3 MRT stations, Bishan (Red line), Marymount (Orange line) and Upper Thomson (Brown Thomson East Coast Line that will be up in 2020).

This is unlike Punggol and Jurong where the Punggol Innovation District and High Speed Rail Terminus is expected to be built over the next 10 to 15 years.
As a result, the area presents a very good living environment because of minimal noise and construction.
The only infrastructural project in the foreseeable future is the construction of the Upper Thomson MRT station that is expected to bring to residents of the Jade Scape a lot of convenience by connecting them immediately to the North, Central or East of Singapore.

Demand
For landlords, tenant demand can come from a few work clusters, namely Buona Vista and the Paya Lebar/Tai Seng area.
These 2 locations are located between 3 and 7 stops from Jade Scape condo. As a result, the condo is likely to be able to attract some renters from these busienss clusters.
Bishan has traditionally been a very popular place for people to rent given that it is not as expensive as condominiums in the city, neither is the location too far removed such that travelling becomes a chore.
For buyers of Jade Scape who desire to sell in future, there are quite a number of HDB dwellings in the surrounding area such that it may be easy to find potential buyers/upgraders.
Rents and yields

The nearest comparable is Tresalveo which is just across Marymount Road from Jade Scape.
Over the last 12 months, 1 bedroom units in the condo has commanded rents of about S$2,300 per month. 2 bedroom units commanded about S$3,300 to S$3,500 per month.
In Seasons View, 2 bedroom units are commanding about S$2,800 per month while 3 bedroom units are commanding about S$3,000 per month.
In Marymount View, 2 bedroom units are commanding about S$2,800 to S$2,900 per month while 3 bedrooms are commanding about S$3,300 per month.
On the average, 2 bedroom units could fetch about rents at approximately S$2,800 to S$3,000 per month while 3 bedroom units could fetch about S$3,300 and above.
Yields for projects in the area are approximately in the 2% to 4% range.
Prices
Prices for the latest new condo in the area, 183 Longhaus, registered sale prices of about S$1,400 to S$1,600 psf in 2016 and 2017 when it was first launched.
Some units at this project are presently up for sale on various listings websites and the owners are asking for about S$1,500 to S$1,600 psf.
This represents a gain of about S$100 psf for those who bought earlier, without yet accounting for stamp duties.
Land prices
If land prices for projects bidded later than this project is higher, tell investors good for them because they can take advantage of buying a project with a lower land price.
Interest rates
The SIBOR and SOR rates are still at a relatively low level compared to 10 years ago.
Even though there has been some slight uptick due to the US Federal Reserve’s plans to raise the interest rate, there isn’t likely to be any large spikes.

Sold in May 2016 for a price of S$638m, the Shunfu Ville HUDB is a well loved development especially among the more mature demographics.
Built in 1985, residents in the development even held a farewell party when they were supposed to vacate early in 2018.
