Given that the Bishan area is already very well built up, there are no major infrastructural plans by the government for the area.
This is unlike Punggol and Jurong where the Punggol Innovation District and High Speed Rail Terminus is expected to be built over the next 10 to 15 years.
As a result, the area presents a very good living environment because of minimal noise and construction.
The only infrastructural project in the foreseeable future is the construction of the Upper Thomson MRT station that is expected to bring to residents of the Jade Scape a lot of convenience by connecting them immediately to the North, Central or East of Singapore.

Over the last 12 months, 1 bedroom units in the condo has commanded rents of about S$2,300 per month. 2 bedroom units commanded about S$3,300 to S$3,500 per month.
In Seasons View, 2 bedroom units are commanding about S$2,800 per month while 3 bedroom units are commanding about S$3,000 per month.
In Marymount View, 2 bedroom units are commanding about S$2,800 to S$2,900 per month while 3 bedrooms are commanding about S$3,300 per month.
On the average, 2 bedroom units could fetch about rents at approximately S$2,800 to S$3,000 per month while 3 bedroom units could fetch about S$3,300 and above.
Yields for projects in the area are approximately in the 2% to 4% range.
Prices for the latest new condo in the area, 183 Longhaus, registered sale prices of about S$1,400 to S$1,600 psf in 2016 and 2017 when it was first launched.
Some units at this project are presently up for sale on various listings websites and the owners are asking for about S$1,500 to S$1,600 psf.
This represents a gain of about S$100 psf for those who bought earlier, without yet accounting for stamp duties.
If land prices for projects bidded later than this project is higher, tell investors good for them because they can take advantage of buying a project with a lower land price.
The SIBOR and SOR rates are still at a relatively low level compared to 10 years ago.
Even though there has been some slight uptick due to the US Federal Reserve’s plans to raise the interest rate, there isn’t likely to be any large spikes.
