Since Tessensohn Residence is a rather small apartment with not many units, the number of facilities in the development will not be as many as those in mid or large sized condominiums.
However, the standard facilities such as swimming pool and gym will be available for resident’s enjoyment.

Just outside Perumal Road is Serangoon Road with a bus stop within 1 min walking distance of Tessensohn Residence.
The bus services at this bus stop include 21, 23, 64, 65, 66, 67, 125, 130, 139, 141, 147, 857 and NR6 that will bring residents to many parts of the island.
In addition, there are various exits and entrances to Farrer Park station, namely A, G, I and H which are near the project.
The nearest expressway is Central Expressway (CTE).
The exit to CTE located closest to Tessensohn Residence is 7C, which is about 3-5 min drive away.
Given the very central location of Tessensohn Residence, there should be no worries for residents in getting to various parts of the island.
The only bug bear may be that the area is a little crowded and there may be many cars during peak periods.
However, this is to be expected when staying in a central area so near the CBD and town.

Those who are willing to venture further can explore going to the Kallang Basin area which is about a 10 min drive away from the project.
Otherwise, a quick jog through Lavender will take one there fairly quickly.

Yields for properties in the area are very attractive, ranging from 3.2% to 4.3% based on the nearest comparable properties and transactions over the last 12 months.
In addition, many of these projects were completed after 2007 and are fairly new.
One would expect that rental yields for these newer and centrally located projects would be low, but some of these rental yields beat those even further out from the city!
According to Squarefoot, prices for all property sales (new, resale and sub-sale) in district 8 have risen from S$1,092 to S$1,476 psf over the last 8 years.
This represents a 35% increase.
Taking City Square Residences as an example, prices have increased from approximately S$570 psf in 2005 to S$1,650 psf in 2018.
This represents an increase of 189%!
It is very likely that the Farrer Park location will continue to be well sought after by owner occupiers and investors, providing pricing support to Tessensohn Residence.
Potential capital gains and investment returns
Assuming the long term returns of property to be in the 7 to 8% range per annum, potential returns for an investor could be in the order of 15 to 25% after leverage and rental potential is accounted for.
Tessensohn Residence which is well located definitely offers rental and capital appreciation potential.
Latest 1 month SIBOR rates are about 1.25% and have been stable for much of the last 1 to 2 years.
For property buyers, all in mortgage rates are likely to be in the 1.7% to 2.0% range after accounting for bank mortgage spreads.

CONSTRUCTION firm Low Keng Huat (Singapore) Limited has put in the highest bid for a residential site with first-storey commercial space at Perumal Road.
At a tendered sale price of S$174.08 million, it translates to a very bullish S$1,000.72 per square foot per plot ratio (psf ppr), greatly surpassing some consultants’ expectations of bids ranging from S$800 to S$850 psf ppr.
