Rents and yields

District 15 is relatively popular amongst investors due to its high rental yield.
Despite some of these condominiums above circled not being near any train station presently, they still command relatively high rental yields from 3.6% to 4.2%.
The District 15 prices have been trending upwards since 2011.
Non landed units have been transacted on an average of S$1,129 psf in September 2011 and S$1,388 psf by September 2018.
Transaction volumes slowed down in 2013 after the cooling measures but gradually picked up in 2016 onwards.
District 15 has proved to be an attractive location for investment and buyers planning to purchase for own stay due to the number of top schools in the area (Tao Nan Primary, Haig Girls’, Chung Cheng High School, Victoria School etc) as well as the upcoming Thomson East Coast Line.
Many of the areas close to East Coast Park such as Siglap and Marine Parade will now have a train line that links them all the way to the airport and to the city.
The Thomson East Coast Line will run from Woodlands, cutting through Lentor, Upper Thomson, down to Orchard, Marina Bay and then along the coast and finally ending at Sungei Bedok where commuters can switch trains and hop on to the Downtown Line to get to Expo or the Airport.
Prices in the district now
As shown above, prices for brand new projects in District 15 appear to be significantly higher than its resale counterparts.
As seen with the MRT effect, condominiums close to the upcoming Thomson East Coast Line now command a higher premium due to its proximity to an upcoming MRT station.
For example, Amber 45 by UOL is has been transacting aboue S$2,500 psf as it is walking distance to Marine Terrace MRT.
Seaside Residences, a 99 year project by Frasers Centrepoint has been transacting at S$2,233 per square foot due to its proximity to the upcoming Siglap MRT.
Freehold projects near the upcoming Tanjong Katong MRT at Amber road such as One Amber, The Esta are in the range of 1,8xx psf while The Seafront at Meyer near the upcoming Katong Park MRT has crossed S$2,000psf.
