This would translate into an estimated price of $1.1m for a 1,000 sqft (3 bedder unit) and $1.3m for a 1,300 sqft (4 bedder unit).
For buyers thinking of getting a unit, this would mean having a combined income of at least $11,000 to $12,000, assuming a 30 year loan tenure.
The Singapore property market has moved and gone are the days when EC prices were in the range of $600 to $800 psf.
This is because land prices has gone up and inflation has caused the price of labour and material to rise. Developers are now passing on this cost to end buyers.
As of April 2019, there have been 4 executive condo (EC) plots which have been announced on government land sales (GLS) tender. 4 of them have already been sold as of April 2019.

The Anchorvale Crescent EC site drew 9 bidders in total, and Evia Real Estate and Gamuda (Singapore) had won the site for a bid of $271 million, which translates to S$558.22 psf per gross floor area.
The site is walking distance to Cheng Lim LRT and Sengkang MRT and is located right opposite the Sengkang Community Hospital. It is also 1km to the popular Nan Chiau Primary school.

The highest bid came from Hoi Hup Realty and Sunway Developments and these two firms jointly submitted a bid of $434.45 million for the site, which translates to $578 psf/per plot ratio (ppr). The second highest bid came from Chinese developer MCC Land, which submitted a bid of $431.62 million (this comes up to $574.36 psf/ppr).
Hoi Hup’s foray into the EC market has been fairly successful in the past couple of years, with the sell out of Hundred Palms EC at Hougang and Rivercove Residences in Sengkang.
Tampines is a mature estate with plenty of amenities. This site is likely to be highly contested due to the lack of executive condos in the east.
The last EC in this area in Tampines was the Arc @ Tampines, along Tampines Avenue 8. This is later preceded by The Tampines Trilliant and City Life @ Tampines.
This site would also be in 1km to Poi Ching School, St Hilda’s Primary and also walking distance to United World College South East Asia (UWCSEA).
