There is a wide range of new projects for potential buyers to choose from, but is it a good time to enter the market?

Let’s consider a few factors.

  • Trade war. Will it play out? No one knows, though sentiment right now is fairly negative and neither China nor the US seems to be backing down.
  • Brexit. Another tough call. The UK’s democratic process is playing out exactly as a democratic country should – quite a lot of argument, politicking, and delays in getting things done.
  • Stock market at peak. Will there be a reversal? If you believe in cycles, then potentially yes. But could it continue to go higher given the amount of liquidity in the market? Potentially yes also.

Let’s look at the Singapore property market itself.

Prices are on average at S$1,550 psf across new condos, resale condos, all around Singapore.

It has risen from approximately S$500 psf in 2004 and from S$750 in the midst of the global financial crisis in 2008.

Evidently, property remains a stable performer and a good investment, delivering capital gain returns of about 7 to 10% per year.

There are some advantages to buying new condominiums.

During construction, the full monthly mortgage payment is not required to be paid by a buyer. Instead, the payments are in tranches depending on the construction progress of the condominium.

Minimal renovation needed. The condo is delivered to you with flooring done, walls painted, kitchen cabinets installed, bedroom wardrobes installed, air conditioners installed around the house, toilet sinks, showers etc. installed. A resale condo may need to be extensively renovated, involving costs of hacking and demolition and installation.

Fresh 99 year lease. You will definitely be getting a longer lease with a new condo compared to an older one.

Modern facilities. Developers are getting more competitive with the installation of facilities in a condo to differentiate themselves. These include those in the common areas such as swimming pools (creatively called hydrotherapy or relaxation pools) and in the unit itself (smart home systems, voice activation of lights etc.)

Based on URA’s data, there has been a recovery in property prices since mid 2017, together with a fall in vacancy rates.
