The price trend in September 2010 was S$1,009 psf and peaked in April 2018 at S$1,743 psf. It has recently fallen to around S$1,292psf in light of the recent cooling measures. However, demand has been quite healthy in terms of sales and leasing for District 14 due to its proximity to the city. District 14 essentially covers areas such as Dakota, Geylang, Aljunied and all the way up to Kembangan. Tenants and residents in this area find it a breeze to get to the city using the East West Line or Circle Line. The recent Paya Lebar Quarters with its integrated offices and mall has also driven up interest from investors and buyers seeking an own stay residence alike.
District 14 has always been one of the top districts for investors due to its high yield. As seen from the chart above, almost all the projects has more than 3.8% rental yield. Unknown to many, several of these above 4% are actually located in Geylang area itself, and the vicinity of the recent launched 1635 Residences. Those located closest to Parc Esta have been circled in red above. D’Weave is located near Paya Lebar MRT, while Kembangan Suites and Astor are located near Kembangan MRT. Hence, we see a lack of supply in the Eunos area. Investors looking to purchase a unit for lease will find it easy to secure a tenant with a healthy yield. We see a relatively competitive average price psf in District 14, where certain new launch projects such as 1635 Residences may actually be cheaper than some of the existing resale properties in the area.
