Located just minutes walk from the brand new Canberra MRT is Provence Residence EC. In July 2019, MCC Land won the site with a bid of $233.89 million ($566 psf ppr). The estimated breakeven price would be around $1,100 to $1,150 psf. The upcoming Yishun Avenue 9 EC by Sing Holdings Ltd, was won on 20 November 2020 with a bid of $373.5 million (or a land rate of $576 psf ppr). This land site is likely to draw buyers who want to live near nearer, because the project is next to the Khatib Bongsu Park and will have unblocked views of the sea. It is also 1km to Chongfu School, Huamin Primary School, North View Primary School and Xishan Primary School. Within 2km there is Ahmad Ibrahim Primary School, Northland Primary School and Yishun Primary School. Definitely no lack of primary school choices who intend to send their children to one of these school.
Launching in 2022: Tengah Walk EC

The upcoming Tengah Walk EC will be the first EC after almost 10 years, after iNz Residence. The Tengah Walk EC will be capitalising and riding on the government’s masterplan for Tengah. Buyers who buy the Tengah Walk EC will indeed have the first mover advantage in a new region the size of Bishan. As we at PropertyInvestSG delve into Tengah, we notice that Tengah Walk EC is in fact minutes walk from 3 MRTs stations – Hong Kah MRT, Tengah MRT and Plantation MRT, which were announced in 2020. The line is set to connect Choa Chu Kang to Jurong and even to Nanyang Technological University (NTU). These are all part of the government’s masterplan for Jurong to be a hub for the future economy. The line is set to open in 2026, which means residents of Tengah Walk EC are likely to enjoy a spanking new MRT line when they get their keys.

Both land parcels A and B have not been bidded yet, but we at PropertyInvestSG believe it will be hotly contested. The recent launch of Parc Central Residences sold 60% of its units on the first day of its launch, showing that Tampines is an extremely attractive matured estate to purchase a property in for own stay.
